Mar Vista Gated Community: Luxury Living in Costa Rica

Prestigious. Luxury. Ocean-view. There are so many words to describe the gated community of Mar Vista, Costa Rica, but perhaps the one you’ll like best is simply, “home.”

Situated on a privileged hilltop overlooking Pacific Ocean views, the new Flamingo Marina, and the spectacular trio of Playa Flamingo, Playa Brasilito, and Conchal Bay, the 750-acre community of Mar Vista is an easy choice for anyone seeking scenic panoramas, breathtaking natural surrounds, and an upscale lifestyle community

This is sustainable luxury living, with an emphasis on both sustainability and luxury. Here, you can enjoy night-lit tennis courts and a community Clubhouse, a resort infinity pool and onsite fine dining, an onsite international school and groomed hiking and biking trails – all, while also knowing that your chosen home has created its own nature preserve, requires regenerative construction, houses waterfalls and a natural swimming hole, and encourages the lowest-possible carbon footprint.

Mar Vista is what Costa Rica deems a luxury lifestyle community: A true community and retreat designed for part- and full-time residents, Mar Vista offers the year-round, upscale amenities that make a difference to your everyday life, especially for families and residents who pursue an active lifestyle.

Basic Lifestyle: Safety, Security & Convenience

If you’re looking for a community that checks off all your major boxes, then the gated community of Mar Vista, Costa Rica is happy to comply. In addition to the gated component of this gated community, Mar Vista adds 24/7 gated security, 30+ kilometers (19 miles) of paved roads, and underground utilities, which are wonderful in terms of both views and continuity of service (electricity and internet, especially) during the rainy season.

Oversized Homesites

You’ll find that many gated communities in Costa Rica have small lots and/or homesites. Not so at Mar Vista, where three of the community’s four neighborhoods (see below) offer homesites around 5,000 square meters (1.25 acres); at the fourth, “smaller” homesites (again, not compared to much of Costa Rica!) average a generous 1,000 square meters (0.25 acres).

Ample Water Supply

Did you know that Guanacaste is Costa Rica’s driest province? Year-round water access is a precious commodity that not all communities enjoy. Mar Vista, however, has sufficient water for over double the number of homes it will ever build. When you live here, you don’t have to worry about water rationing or shortages.

Mar Vista Nature Preserve

The gated community of Mar Vista, Costa Rica is born of sustainability and environmental stewardship. From its inception, Mar Vista has committed to preserving 34% of its acreage as a nature preserve, thus reforesting and protecting Costa Rica’s precious biodiversity. As a resident, you’ll have access to this abundant flora and wildlife via the community’s trails (see below).

Clubhouse + Restaurant + Infinity Pool

One of the community’s foremost lifestyle amenities, Mar Vista’s Clubhouse is home to an infinity-edge pool with a swim-up bar, playground, game room, and social areas, plus Gracia, an upscale onsite restaurant with ocean views.

Fitness Center & Yoga Pavilion

Completed in 2019, Mar Vista’s state-of-the-art fitness center delivers an upscale gym experience, with cutting-edge cardio equipment and weights. Prefer to get your exercise outside the gym? Head on over to the yoga pavilion, where you can practice your strength and skill through namesake yoga, as well as pilates, cardio boxing, and other pursuits.

Clay Tennis Courts

Mar Vista offers two well-lit clay tennis courts, ideal for day or evening play. What’s more, the community’s onsite tennis pros are available for lessons. So what are you waiting for? Grab your racket and hit the courts!

Hiking & Biking Trails

What’s a nature preserve without trails to explore it? At Mar Vista, over six trails and eight kilometers (5 miles) of paths wind through the wildlife refuge, where you can spot gorgeous views, tropical flora, and a variety of Costa Rican wildlife.

La Paz Community School

One of Costa Rica’s most prestigious international schools – and one of only a few IB programs in the Tamarindo area – is located right here, at La Paz Community School within Mar Vista. Imagine walking to school – no traffic

  • Grades/Levels: PreK-12
  • School Year: September-June (U.S. Calendar)
  • Accreditation: Costa Rica (MEP) + Accredited IB World School
  • International Baccalaureate (IB): Yes
  • Tuition: $8,860-$10,580/year plus fees

La Paz practices both Two Way Dual Immersion (TWDI), which is a proven educational philosophy of long-term biliteracy (the curriculum is 50/50 English/Spanish) and thematic learning, which interrelates subject matter with real-world, big-picture applications. The school promotes life-long learning, peace, and pushing outside one’s comfort zone, while emphasizing a synthesis of community and the world, as well as family and self.

Mar Vista Architecture

Mar Vista is diverse: While the community’s style, architecture, and design aesthetic are beautifully cohesive, they also allow owners the freedom to design and build a unique home.

You’ll find that most homes here are of the tropical modern or tropical contemporary style – that is, clean lines, sparkling pools, and ample glass, while employing weather-resistant materials and encouraging generous ocean breezes. And you’ll love the gentle nods to Guanacaste’s traditional hacienda-style architecture, most often expressed through exterior details, rather than the state-of-the-art home interiors.

Mar Vista Social Impact

From its inception, Mar Vista has prioritized sustainable luxury – that is, an upscale lifestyle that mitigates environmental impact, protects the community’s land, and produces the smallest possible carbon footprint.

The community has planted trees, both to provide food and to offset greenhouse emissions. Many homes have installed solar panels to cover some oall of their energy needs. Sediment pools are installed during construction processes to reduce erosion and preserve water quality. And the gated community of Mar Vista, Costa Rica also requires soil stabilization, revegetation, and regenerative practices in post-construction.
